How to Shoot Better Real Estate Photography and Video

I am convinced; the best way to sell real estate, or to sell rentals, AirBnb or whatever is good photos (and now videos). Some thoughts:

For video

I don’t know about you, but I prefer watching videos of real estate vs looking at photos. Why? In the videos you get a better sense of space, depth, and three-dimensionality:

I like this ‘fly through’ notion (they do this in video games). Do this by doing a ‘fly through’ of the physical space, very much how a fly would fly through the place.

Sell the dream

With real estate, you aren’t selling the space… you are selling a dream. Some sort of aspirational thing. Meaning:

If I moved and lived in here … how can I imagine transforming and living in the place?

Interact with the objects

If you play a virtual reality video game, much of the joy is to interact with the virtual world. In these real estate videos you shoot, open and close things. Interact with the home and environment to show it as a dynamic moving and alive place, rather than a static one.

The equipment

Certainly the equipment you use matters. I recommend Lumix G9, 12mm f/1.4 Leica Lumix lens, and to shoot in JPEG (intelligent auto, iA mode). Why? The photos just look great, true to life and require no processing after the fact.

The quicker you can expedite your workflow, the more properties you can shoot, and the more you can focus on selling.

The more photos the better

When in doubt shoot more photos. If someone wants to spend a large sum of money on a property, they will want to see as many photos and video footage as humanly possible.

Also given this new COVID world, with fewer in person tours, photos and videos of indoor spaces will be more important than ever!
